The only Prime BTO launched in the Feb 2025 sales exercise is definitely a standout when it comes to location. It’s nestled in the same area as the Tanjong Rhu BTOs that were launched last year, and it's right by the Geylang River and close to the Kallang precinct, home to the Singapore Sports Hub. Plus, the MRT is just a short walk away, and there are plenty of amenities to look forward to in the coming years. The upcoming Founders’ Memorial MRT station along the Thomson-East Coast Line will also serve the area, and the development will introduce various amenities, including sports and recreational facilities, healthcare services, schools and parks to the precinct. Once these are established, you'll also be able to enjoy thanks to Tanjong Rhu's proximity to Marina East.&nbsp;&nbsp;<figure class="image"><img style="aspect-ratio:1080/1080;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/6c4de766-324a-4f38-9898-c3c8420ad3f1-blob" width="1080" height="1080"></figure>Graphic courtesy of CNA&nbsp;For now, your nearest amenities within a 15-min walking distance include two major malls: Leisure Park Kallang, which features a Cold Storage supermarket, and Kallang Wave Mall, home to a Fairprice Xtra supermarket. Both malls offer a wide range of F&amp;B options, large supermarkets and retail shops. They are conveniently located across the Geylang River by the Tanjong Rhu Bridge.&nbsp;&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/6fc277aa-3df4-42e6-a4c7-7abe7d8706a9-blob" width="1200" height="675"></figure>Crossing the Tanjong Rhu bridge takes you to the two major malls in the area&nbsp;There are a lot of things to look forward to. During last year's National Day Rally, it was announced that the Kallang area will see a revitalisation under the Kallang Alive masterplan. Changes include the Singapore Sports School moving to the area, a new indoor arena for bigger sporting events, as well as a pedestrianised community sports boulevard that will allow everyone to enjoy various sports.&nbsp;<figure class="image"><img style="aspect-ratio:898/1191;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/c851bbc2-809e-450f-b666-84e14aa5d4fb-blob" width="898" height="1191"></figure>Graphic courtesy of The Straits Times&nbsp;And once <a href="https://www.renonation.sg/articles/jun-2024-bto-unit-analysis-for-tanjong-rhu-riverfront-i--ii-at-kallangwhampoa">BTOs Tanjong Rhu Riverfront I and II</a> (launched back in June 2024) are completed in the fourth quarter of 2029, you'll find even more amenities within walking distance. The site will feature an eating house, a supermarket, retail shops and a number of restaurants, all just across the road from you.Unlike those Tanjong Rhu BTOs though, this BTO doesn’t sit right by that river (though some stacks may still have a decent glimpse of the Geylang River—more on that in the next section of the article). However, it's still pretty much in the same area and just as convenient with the Tanjong Rhu MRT station accessible in under 10 minutes on foot. Since the station’s on the Thomson-East Coast Line, it’s just eight direct stops to Orchard.&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/0fa2140f-79b2-4efd-8e00-9c4a0bbe3c5e-blob" width="1200" height="675"></figure>Tanjong Rhu MRT&nbsp;&nbsp;The nearby bus stop along Tanjong Rhu Road has buses that will take you to areas like Tai Seng, Paya Lebar and Geylang. I reckon there may be more buses introduced in the area in the future with so many BTOs sprouting up here.&nbsp;<figure class="image"><img style="aspect-ratio:1200/677;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/e0adf9fe-0095-4897-b87a-0ba39bc5bde6-blob" width="1200" height="677"></figure>One of the bus stops nearby&nbsp;For outdoorsy folks, the Tanjong Rhu Park Connector is nearby, which is good for reaching areas like the East Coast Park or the Changi Beach.&nbsp;Not a lot of primary schools in the area at the moment. But with Marina East's upcoming developments into a residential area, it is highly likely that there will be more options for parents with primary school-going children in the future. Currently, the nearest primary school is Kong Hwa School.Just a quick heads up—I noticed quite a bit of noise from planes and helicopters when I visited the site, probably because of the nearby airbase.&nbsp;&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/0063c384-8cc2-4cad-a61f-223d5b1cdbb5-blob" width="1200" height="675"></figure>Heads up: Aircraft overhead&nbsp;&nbsp;<h3>Unit Analysis for Tanjong Rhu Parc Front</h3>The tallest floors at Tanjong Rhu Parc Front reach 30 storeys, which is slightly higher than the tallest floors at Jun 2024’s BTO Tanjong Riverfront II, located along the Geylang River. So, if you choose a unit on the 30th floor, there’s a good chance you’ll enjoy unobstructed views of the river and the city beyond.Stacks facing south towards Marina East face the ECP, so there’s bound to have more traffic noise and they also come with some uncertainty, as that entire area hasn’t been developed yet. You won’t know what to expect and what you’ll be facing, and once the Marina East developments do begin (they are now all forest-y), you’re likely to experience a lot of construction activity in that area.<figure class="image"><img style="aspect-ratio:1200/677;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/28dbad3a-6f53-449e-8593-c569e1dc1779-blob" width="1200" height="677"></figure>Site for Tanjong Rhu Parc Front. There aren’t many stacks facing each other, which means there’s a nice sense of privacy. On the downside, though, most of the stacks do get some afternoon sun, since there’s no nearby buildings for sun shade.Here’s my take on the best units to pick, depending on which criterion you prioritise:&nbsp;<h4>2-room</h4><figure class="image"><img style="aspect-ratio:1824/1484;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/a8bbada1-4811-4431-b841-895f6c898fda-blob" width="1824" height="1484"></figure>The 2-room units come with two options to pick from. Type 1 units are typically smaller and are therefore more affordable, whereas Type 2 units are slightly larger and more expensive with enough room to actually carve out a guest room or study of sorts.Possible unblocked views: Stacks 108 and 110. Stacks 138 as well, but only for units above the 7th floor.No afternoon sun: Stack 104 is the best option. The electrical substation is about 7-8 storeys. Not sure about the future transport facilities buildiong though.&nbsp;Possible unblocked views: Stacks 162, 164, 166 and 168. Stacks 142 and 160 as well, but only for units above the 7th floor.No afternoon sun: Stack 106 is the best option. However, it’s likely to face the morning sun.Best for privacy: Stack 142 (above the 7th floor), 144, 158, and 160 (above the 7th floor).Best for peace and quiet: Stacks 144, 146 and 106 are furthest away from zones with higher human activity levels.HEADS UP: Stacks 132 and 148 will probably be facing the bin centre across the road at BTO Tanjong Riverfront II.
