Marsiling Peak I &amp; II sits close to Woodlands Checkpoint and is adjacent to the planned Checkpoint expansion set to be fully operational by 2032. The BTO is located right across from an industrial zone with various manufacturing companies and the Marsiling Industrial Estate is close by. This means that it will likely get busier during rush hour. There will probably be more traffic passing through as well.&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/4d6bdf7c-80bf-4337-b402-f23f309d8920-blob" width="1200" height="675"></figure>The industrial site next to the BTO.&nbsp;&nbsp;One of the perks of being situated near the industry zone is that you won't have towering buildings blocking your view. With Marsiling Peak I &amp; II standing at 28 to 35 storeys high, coupled with the shorter housing estates surrounding the BTO, residents are likely to enjoy relatively unobstructed views especially from the higher floors.The JB factor: If you are someone who frequently travels to JB, this BTO’s location near Woodlands Checkpoint will make your trips across the Causeway a lot more convenient. The upcoming <a href="https://www.straitstimes.com/singapore/woodlands-checkpoint-expansion-work-to-start-in-2025-first-phase-to-be-completed-by-2032">expansion of the Checkpoint</a>, set to begin next year and finish by 2032, will also cut down on your travel time significantly.It’s also about a 25-min walk away from the future RTS station, which will be at Woodlands North station on the Singapore side and expected to be completed by 2026.Amenities within walking distance: The neighbourhood centre, Marsiling Court, is just across the road from the BTO. When I swung by after lunch, there weren't many stalls open at the hawker centre and the wet market was closed. Surrounded by small mom-and-pop shops, the neighbourhood centre really gives off a nostalgic vibe, like stepping back in time.&nbsp;<figure class="image"><img style="aspect-ratio:1200/677;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/8ae2210e-3c8b-4b84-a0cd-392affd1aeaa-blob" width="1200" height="677"></figure>Most of the stalls at the hawker centre were closed when I swung by right after lunch hours.&nbsp;<figure class="image"><img style="aspect-ratio:1200/677;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/0f074681-fd52-4771-8535-403db478f885-blob" width="1200" height="677"></figure>Some of the shops within the neighbourhood centre.&nbsp;&nbsp;Within the BTO itself, there will also be a supermarket, eating house and other retail shops to help boost the convenience of the area.Public transportation: While there aren't any MRT stations within an easy walking distance, there are buses available that can take you to nearby stations like Woodlands, Woodlands North and Marsiling. The bus stops are located along Admiralty Road and Marsiling Lane. Just keep in mind that the bus frequency isn't especially high at the moment, but that could change as demand increases. Also, be prepared to stop at quite a few stops along the way.&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/0140b8f0-d0ba-405a-a5d1-e9cb7e7e3f2c-blob" width="1200" height="675"></figure>One of the bus stops found right outside Marsiling Peak I, located along Admiralty Road.&nbsp;&nbsp;Primary schools: It’s likely Marsiling Primary School is just within a 1km radius for this BTO. Other nearby primary schools include Evergreen Primary School, Fuchun Primary School, Qihua Primary School, Si Ling Primary School, Woodgrove Primary School and Woodlands Primary School.&nbsp;<h3>Which unit should I choose for Marsiling Peak I &amp; II?</h3>&nbsp;When deciding on a unit at this BTO, it's important to consider whether it's located in Marsiling Peak I or Marsiling Peak II. Even though they were launched together and are seen as one development, they have different completion dates, with over a year between them (refer to the table above for details). If you need your flat earlier, make sure you go for Marsiling Peak I.In addition to categorising the units by unit type, I also split them into Marsiling Peak I and Marsiling Peak II to help simplify your decision-making process.&nbsp;<h4>2-room</h4><figure class="image"><img style="aspect-ratio:1771/1533;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/993ecf83-d64b-4e15-a019-5418be36bb4f-blob" width="1771" height="1533"></figure>&nbsp;Marsiling Peak I: My top picks here are units above the 14th floor on stacks 405 and 427 to enjoy both unblocked views, peace and quiet, and privacy.Marsiling Peak II: For a quieter flat with unobstructed views, I suggest looking at units on the 7th floor or higher in stacks 351 and 353, or on the 14th floor or higher in stack 431.&nbsp;<h4>3-room</h4><figure class="image"><img style="aspect-ratio:1764/1538;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/84b5d44a-20b1-48e4-87b3-e56bcab2ff88-blob" width="1764" height="1538"></figure>&nbsp;Marsiling Peak I: The 3-room units aren’t very ideal at Marsiling Peak I. Stacks 383 and 385 are just right in front of the bin centre, while stack 425 is not the quietest—it overlooks the playgrounds and fitness stations, while also being adjacent to the two-storey standalone preschool. I would suggest opting for a unit on a high floor to help reduce the noise levels if you are picking from stack 425 and go for a higher-floor unit at stack 385 if you want a bit more privacy and unblocked views.Marsiling Peak II: The 3-room stacks here are all pretty similar, with each one facing or nearby the precinct pavilions. Be mindful that you may have to deal with some noise coming from there occasionally. All the stacks will be able to enjoy unblocked views. With stacks 379 and 381, make sure you go for a floor higher than the 6th floor. In terms of privacy, I would recommend 379, but also pick flats on a floor higher than the 6th floor to avoid nosy gazes from the carpark.&nbsp;<h4>4-room</h4><figure class="image"><img style="aspect-ratio:1769/1546;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/2ede1a73-dd75-472e-84a9-b18ee7919431-blob" width="1769" height="1546"></figure>&nbsp;Marsiling Peak I: Out of the 4-room stacks, corner stack 413 stands out as a great option for those seeking privacy and tranquility. While it does border the road, it doesn't directly face it, so you may experience some traffic noise. On the bright side, units above the 14th floor offer unblocked views.Marsiling Peak II: Here, my pick would be stack 359 for privacy. But go for a unit higher than the 6th floor for unblocked views and to avoid vehicular fumes and people looking in from the carpark.&nbsp;<h4>5-room</h4><figure class="image"><img style="aspect-ratio:1767/1536;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/ff24b669-758e-47fe-bef3-e84dc158aeaa-blob" width="1767" height="1536"></figure>&nbsp;Marsiling Peak I: If you're looking for a peaceful atmosphere, stack 419 may be the ideal option for you. Consider selecting a unit on a floor higher than the 14th to enjoy uninterrupted views.Marsiling Peak II: The obvious choice here is stack 357 for unobstructed views (for units above the 14th floor) and peace and quiet. You may also get some verdant views of the nearby neighbourhood park.&nbsp;<h4>3Gen</h4><figure class="image"><img style="aspect-ratio:1771/1534;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/aca28d08-1ac0-4cac-a235-3ba4307c15ed-blob" width="1771" height="1534"></figure>&nbsp;If you're looking for a 3Gen unit, you'll only have one stack to choose from, which is at Marsiling Peak II. Unfortunately, there aren't any 3Gen units available at Marsiling Peak I. This particular stack is conveniently located at a corner, providing a bit of privacy. It overlooks the industrial area and is bordered by the road that is likely going to see a lot of heavier vehicles passing through. For a better view and to minimise traffic noise, I would recommend selecting a unit on a higher floor.
