One of the largest PLH projects launched by HDB, Tanjong Rhu Riverfront I and II has over 2,000 units up for grabs. So named because of their coveted spot right in front of the river, this BTO’s one for those who love waterfront views and the prime location address. While it’s in the middle of two new MRT stations, it isn’t the best option if you are looking for easy walking distance convenience. Still, there’s plenty to like. The view, to put it simply, is absolutely breathtaking. I couldn't help but daydream about snagging an apartment here while taking it all in.&nbsp;&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/f1ad9cc2-327b-4b20-94da-2fce18fb1be5-blob" width="1200" height="675"></figure>Geylang River.&nbsp;When I visited the site during a weekday afternoon, I found the area to have relatively low footfall despite several private condos and a school surrounding it. This may change when this large BTO gets built though.&nbsp;&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/6a924c9d-4728-4fba-ad1e-68a87ac3d24d-blob" width="1200" height="675"></figure>Some of the stacks overlook the nearby school.&nbsp;Tanjong Rhu Riverfront I &amp; II has PLH status, but it’s really due more to its location rather than its proximity to amenities. The nearest malls, Leisure Park Kallang and Kallang Wave Mall, are about 15 mins by foot from Tanjong Rhu Riverfront II. For Tanjong Rhu Riverfront I, that will take even longer—possibly around 20 mins. Besides a plethora of food and retail options, you will also get access to a Cold Storage supermarket and a Fairprice Xtra at the malls.&nbsp;&nbsp;<figure class="image"><img style="aspect-ratio:1200/677;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/6fef67ca-aba0-4c71-9bfc-5ec2bf5b837a-blob" width="1200" height="677"></figure>Leisure Park Kallang.&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/daf1f50e-eacd-4240-925b-f33cb3bf5610-blob" width="1200" height="675"></figure>Cross the Tanjong Rhu Bridge to get to the malls.&nbsp;&nbsp;It makes sense then that there will be commercial facilities in the BTO development. Being situated in the city, it's no wonder that there will be a cluster of restaurants with waterfront views on the west side of the site. Tanjong Rhu residents will find Tanjong Rhu MRT station closer to their doorstep, while residents of Tanjong Rhu Riverfront I will have easier access to Katong Park MRT station.It takes around 13 minutes to walk to Katong Park MRT from Tanjong Rhu Riverfront I, and around 11 minutes to walk to Tanjong Rhu MRT from Tanjong Rhu Riverfront II. I did the latter myself and because it was such a hot day, I found myself sweltering under the sun. No sheltered walkway here.&nbsp;&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/613fc4a6-e7c1-4746-bb5a-c11b71204c2d-blob" width="1200" height="675"></figure>Recently opened Tanjong Rhu station.&nbsp;&nbsp;While there aren’t any primary schools within the 1-km radius, there are a few that are within the 2-km radius. These include Geylang Methodist School (Primary), Kong Hwa School, and Tanjong Katong Primary School.&nbsp; &nbsp;There were planes flying overhead multiple times while I was there though, so that's a bit of a downer on the tranquility part. This might be due to the Paya Lebar Airbase, which is set to move out gradually by 2030, or it might be because they were practicing for the National Day Parade.&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/91f9fa6d-205c-4c73-9e53-230a9015a2b6-blob" width="1200" height="675"></figure>One of the planes that I heard.&nbsp;&nbsp;<h3>Which unit should I choose for Tanjong Rhu Riverfront I &amp; II?</h3>&nbsp;There's about a 6-month difference in completion dates between Tanjong Rhu Riverfront I and II. It's pretty significant, so just make sure to pick the BTO that fits better with your timeline.Both developments are divided by the future multipurpose court in the middle. You can see the lines drawn on the maps by HDB.&nbsp;<h4>2-room</h4>&nbsp;<figure class="image"><img style="aspect-ratio:1200/1010;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/6bab7253-1701-46bd-9e77-fc01e7008b94-blob" width="1200" height="1010"></figure>&nbsp;With the 2-room Flexi units, you will get to pick from Type 1, which are smaller, and Type 2, which has a slightly bigger square footage.Tanjong Rhu Riverfront I: Most units in stacks 107, 109, and 151 offer relatively direct river views, with 151 the closest to the river. With stacks 107 and 109 however, make sure you choose a unit on a floor higher than the 8th floor.Of these, 107 is just a tad better for privacy since it’s not located near the lift lobbies. Keep in mind that stack 151 also faces the preschool as well as the roof garden playground, so things may get a bit noisy for those on the lower floors of that stack.If you want to steer clear of the harsh afternoon sun streaming into the main rooms, stack 157 is the way to go.Tanjong Rhu Riverfront II: For river views, go for stacks 219, 287 (pick a unit above the 12th floor for this stack), 297, 299, and 301. Of these, the units at 297, 299 and 301 will enjoy the most unobstructed views of the river. Stack 301 will edge out a little because it’s not directly facing the lift lobby or rubbish chute so you will be able to enjoy a bit more privacy.If you're looking for more privacy, you might like stack 255 since it's a corner unit and doesn't face directly into another block. Just be aware that it faces the nearby school and directly onto their field. I recommend picking a unit on a higher floor to minimise noise levels.For those wanting to avoid the afternoon sun, stacks 255, 257 and 305 would be the most ideal.&nbsp;<h4>3-room</h4>&nbsp;<figure class="image"><img style="aspect-ratio:1200/1014;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/0ebf1fdb-20f8-4b63-b70f-07fe3054f1f8-blob" width="1200" height="1014"></figure>&nbsp;Tanjong Rhu Riverfront I: Save for stack 159, the rest of the 3-room stacks do offer views of the river. Of these, 139 and 143 are the best options for unobstructed river views. For corner stack 105, make sure you go for a unit that’s on a floor above the 6th storey to enjoy the views and also for added privacy.A word of caution for those picking stack 129—it may not be ideal for those who enjoy peace and quiet since it overlooks the few on-site amenities such as the pavilion, preschool and playground. My recommendation is to opt for a unit on a higher floor if you are picking this stack.Tanjong Rhu Riverfront II: Here, only certain units at stack 269 will be able enjoy river views. You will need to opt for a unit that’s above the 12th floor for this. This stack isn’t ideal for those who enjoy tranquility though since it overlooks a hardcourt.&nbsp;<h4>4-room</h4>&nbsp;<figure class="image"><img style="aspect-ratio:1200/1012;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/5a339cc4-3ec4-4626-aac7-d6cabc088398-blob" width="1200" height="1012"></figure>&nbsp;Tanjong Rhu Riverfront I: Stacks 131, 141, 145, and 149 enjoy river views. Of these, stacks 141 and 145 offer the best and most unobstructed views. Stack 119 may also enjoy partial views of the river, although these are likely only available for units above the 6th floor.These are the best stacks for privacy: stacks 103, 119 (above 6th floor), 121, 131, 137, 147, 153, and 165. They don’t look into an opposite flat and are located at the corners of the blocks.If you want to avoid the afternoon sun, these are the most ideal stacks: 111, 113, 133, and 147.Tanjong Rhu Riverfront II: Stacks 207, 209, 221, 233, 235, 265 (above the 12th storey), 271 (above the 12th storey), 303, 315, 317, 319, and 321 will be able to enjoy river views.If you value privacy, I would recommend choosing a unit that is located in a corner away from the rubbish chutes and lift lobbies and doesn’t look into another block. These are the stacks to pick: stack 217, 223, 235, 259, 241, 273, and 275.Prefer a cooler flat? These are the stacks that won’t get hit by the harsh afternoon sun: 259 and 313.I would recommend avoiding stacks 263, 265, 293 and 295 if you can, since these are near or overlook the bin centre.
