Nestled in a cosy, self-contained neighborhood, these two Sengkang BTOs that were launched in October 2024 likely have everything you need close by. There’s a mall (The Seletar Mall), a hawker centre and wet market (Fernvale Hawker Centre and Market), as well as various nature options and park connectors all within comfortable walking distance to the BTOs.So it lacks an MRT station, but the LRT that serves the area has stations within short walking distance from the BTOs, so you won’t need to walk too far in the elements. For Fernvale Sails, the nearest LRT station would Layar station (~7-min walk), whereas Thanggam station (~3-min walk) is the closest one to Fernvale Oasis.The Seletar Mall isn't a huge mall, but it has most of the things you'll need, including a Fairprice Finest supermarket. Getting to the mall will take you around 9 mins by foot from Fernvale Sails and it’s a 12-min walk from Fernvale Oasis.<figure class="image"><img style="aspect-ratio:1200/677;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/f3f2e637-5050-4970-ae2e-f0c1617d142d-blob" width="1200" height="677"></figure>The Seletar Mall&nbsp;Likewise, you can get your daily groceries and everyday meals at the Fernvale Hawker Centre and Market. It’s an 8-min walk from Fernvale Sails and a 15-min walk from Fernvale Oasis<figure class="image"><img style="aspect-ratio:1200/677;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/b97dcfde-6168-47c4-9192-16106da28105-blob" width="1200" height="677"></figure>I like how the hawker centre's really bright and airy!&nbsp;&nbsp;Fernvale Sails’ proximity to the Sengkang Riverside Park and Sungei Punggol means you won’t be too far away from enjoying the waterfront scenery. It’s unlikely any stacks will get waterfront views though, since the Fernvale Sails site is pretty much boxed in by a series of high-rise condominium buildings.&nbsp;<figure class="image"><img style="aspect-ratio:1200/677;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/a2ef68dc-ae94-4527-984d-39f0ab51f1da-blob" width="1200" height="677"></figure>Fernvale Sails is pretty much surrounded by high-rise condos on all sides&nbsp;Other notable amenities in Fernvale Sails include an on-site supermarket as well as other F&amp;B outlets alongside an active ageing centre.For Fernvale Oasis, you have the TPE next to you. Noisy, but at least there are some stacks that will enjoy unblocked views. On the other side of the site, the BTO also faces the LRT tracks, so that’s something to keep in mind when choosing your unit. Honestly, it didn’t seem too loud when the LRT passed by (I was on the 7th floor), but the high frequency could definitely get a bit annoying, especially if your unit faces the tracks directly. I think the 4th and 5th floors would probably feel it the most. I checked out some of the other BTOs in the area that overlook the tracks, and I noticed there are trees that act as a noise buffer and provide some privacy too, so that’s something at least!&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/7370824a-e3e4-4ef8-ba98-a5fbaef737d9-blob" width="1200" height="675"></figure>Some stacks at Fernvale Oasis face the LRT tracks&nbsp;The nearest supermarket (a 24 hr Sheng Siong) and food options (a coffee shop) for Fernvale Oasis are actually located right across the road at BTO Fernvale Vines. That will take you around 5 mins by foot from Fernvale Oasis.<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/95049354-bf5d-40fe-a1a5-0f4e1a859ccb-blob" width="1200" height="675"></figure>Fernvale Oasis' residents have access to a 24-hour supermarket just across the road&nbsp;&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/4c4ab888-4961-4ab9-8793-bb462e618c33-blob" width="1200" height="675"></figure>And a coffee shop&nbsp;There’s also a senior care centre available at Fernvale Oasis, and you can easily reach the F&amp;B shops along Jalan Kayu in around a 10-minute walk where you'll have to cross a link bridge from the Thanggam LRT station. Type 1 units are typically smaller and more affordable, whereas the Type 2 units come in a bigger floor size with extra room that you can convert into uses such as a small workstation or a guest room. With Fernvale Sails, there’s only one Type 1 stack (stack 222) to go for.The 2-room stacks aren’t in the most ideal locations, unfortunately. If you choose a unit on a floor higher than the 7th floor at the stacks facing the carpark (210, 212, 232), you’ll have some additional breathing room between you and the next block. Pick a unit higher than the 7th floor at stack 216 to avoid noise, fumes and get more privacy, and for stack 226, keep in mind that it looks directly into the neighbouring condo. Stacks 228 and 242 are likely also going to be relatively noisy as they face the areas of the BTO where people tend to gather, such as the playgrounds, fitness corners, and the pavilion.If you prefer a bit of distance from the neighbouring block, consider choosing an inward-facing stack. With the exception of stack 226, all of the stacks are oriented inward. Type 1 units (stacks 114 and 162) are smaller and more affordable, whereas Type 2 units (stacks 100, 102, 118, 120, 166, 168) are slightly larger and come with an additional space that you can use as a study or a guest room.If you're looking for a quieter spot, consider staying in stacks 114, 166, or 168. But if you want a great view, stacks 100 and 102 are the way to go. I’m not a fan of stack 112 though, for obvious reasons—it faces the bin centre as well as a pavilion. For 132, I would also opt for a higher floor unit, above the 7th floor at least. For stacks 134 and 174, pick a unit on a higher floor, preferably above the 7th storey. For 154, I would recommend also going for as high as possible, preferably a unit above the 5th floor. Keep in mind that for stacks 154 and 174, you may have to bear the sound of the LRT tracks, especially for units near those tracks.If you are concerned about noise, the quieter stacks are likely to be 170 and 172.In terms of relatively unblocked views, this can likely be found at stacks 134, 136, and 174.
