It's no surprise that Costa Riviera I &amp; II were the hottest properties during the October 2024 BTO launch. You can find everything you need in these malls, including supermarkets like Cold Storage, NTUC Fairprice, and Don Don Donki.&nbsp;<figure class="image"><img style="aspect-ratio:1200/677;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/eb29c96e-6e94-4cb3-b89b-3f79c8c3d1c9-blob" width="1200" height="677"></figure>Downtown East is a short walk away&nbsp;There’s a ton of construction happening in the vicinity at the moment. Lots of BTOs and new condos sprouting in the area, and you can also see works for the new Pasir Ris Cross-Island station (first phase for the new MRT line is set for completion in 2030) going on along Pasir Ris Central, right next to Pasir Ris Mall.<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/d103a312-ca22-4f4b-b8d3-1a6ceead50a1-blob" width="1200" height="675"></figure>Pasir Ris 8, an upcoming condo located across the road from the BTOs. It houses the Pasir Ris Mall and polyclinic below it&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/85e55344-3b6d-4610-8fd5-d17e646278d1-blob" width="1200" height="675"></figure>Construction for the Cross-Island Line station is underway&nbsp;The temporary bus interchange across the site will eventually be relocated to Pasir Ris Mall, making this area quite convenient in terms of public transportation choices.&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/d56ebec2-bac2-41c3-9897-1288c03d2d09-blob" width="1200" height="675"></figure>The current bus interchange will be integrated with Pasir Ris Mall&nbsp;What’s really interesting about the area is that despite its convenience to amenities, it’s never too far away from nature. There’s Pasir Ris Park just adjacent to the BTO, with some stacks offering park views. There’s also the Pasir Ris Town Park nearby. However, the exact schools in the area will depend on which block you ultimately choose.One of the main downsides of this area is that the East-West MRT line cuts through between Costa Riviera I and Costa Riviera II, so it’s likely stacks facing them will be affected by it. While this stack may be ideal on most fronts, do note that you’ll likely be subjected to the afternoon sun for a good part of the yea. It’s also close to the MRT line—although it doesn’t face it directly—so you may be subjected to track noise.
