Set to be completed in less than three years, BTO West Brickville @ Bukit Batok is an option for those looking to get their keys sooner. During my visit to the site at its launch, construction had already begun on this October 2024 BTO. I also heard the chime of the bell from the school during my visit. This BTO’s not quite for those who like the peace and quiet. Still, it's looking pretty convenient based on existing and future amenities in the area.&nbsp;&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/06780ec2-67c9-4b28-a41a-b4b5aaa484c9-blob" width="1200" height="675"></figure>It's relatively close to the adjacent blocks at another BTO! The distance is around 24 metres once West BrickVille is up&nbsp;The area is currently buzzing with construction activity, especially with Tengah’s numerous developments across the street still in progress. And a new MRT station (Tengah Park on the upcoming Jurong-Region Line (JRL)) is also being built to the southwest of the site. This will likely be one of your main modes of transport once it’s up in 2028, enhancing the existing public transportation options in the area, which currently consist primarily of the many buses that run along Bukit Batok Road and Bukit Batok West Ave 8. For now, the buses there will take you to Bukit Batok, Choa Chu Kang, Jurong East and Boon Lay interchanges.&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/ea2e58a5-1e6b-49f5-ac8c-e3dfaf4787b0-blob" width="1200" height="675"></figure>The bus stop located along Bukit Batok West Ave 8 sits right outside the BTO&nbsp;Since the JRL is an aboveground station, part of the tracks will be quite close to a few of the stacks in West BrickVille. The good news is that you can easily access the station through the entrance located in front of Dulwich College along Bukit Batok Road, so you won't have to worry about crossing over. It's an estimated 4-min walk to the station entrance from the BTO's Blk 458A.&nbsp;&nbsp;<figure class="image"><img style="aspect-ratio:1200/677;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/484086c0-ee96-43a7-8e28-5675ca412bb7-blob" width="1200" height="677"></figure>A closer look at the MRT tracks. BTO site is to the left of image. Major road seen here is Bukit Batok Road&nbsp;Amenities wise, there’s Le Quest approximately a 7-min walk away. It’s a one-storey shopping mall below a condominium that packs a wide variety of F&amp;B options (and every imaginable fast food restaurant) as well as a Fairprice Finest. Adjacent to this mixed-use development will be an upcoming hawker centre (Bukit Batok West Hawker Centre), scheduled to open in 2025.&nbsp;&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/0f50c64d-bd2d-43df-998e-523d473b91ae-blob" width="1200" height="675"></figure>The upcoming hawker centre&nbsp;Alternatively, hop over to Tengah for a whole set of amenities within walking distance. <a href="https://www.renonation.sg/articles/october-2023-bto-unit-analysis-for-plantation-edge-i-and-ii-at-tengah">BTO Plantation Edge I &amp; II</a>, which was launched last year and sits right across the road, will encompass a supermarket and eating house. There's also the newly opened neighbourhood centre at Plantation Plaza over at <a href="https://www.renonation.sg/articles/nov-2019-bto-analysis-tengah%E2%80%99s-plantation-grange-plantation-village-and-garden-vines">BTO Plantation Village</a>. The neighbourhood centre houses a food court, supermarket and numerous retail shops and F&amp;Bs. Walk just a bit further down to <a href="https://www.renonation.sg/articles/unit-analysis-for-parc-residences-tengah-august-2020-bto">Parc Residences</a>, where there will be an upcoming neighbourhood centre and a polyclinic. &nbsp;Nearer to home and less than a 5-min walk away from West BrickVille, you'll get access to a 24-hour Sheng Siong supermarket as well as a coffee shop located right next to it.&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/59ef5542-2504-4403-8cd4-440ec2433f3b-blob" width="1200" height="675"></figure>Le Quest shopping mall&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/199d54f5-65cc-4ac4-823e-c9e8aca62a4b-blob" width="1200" height="675"></figure>The 24-hours Sheng Siong supermarket nearby&nbsp;Currently, Jurong Primary School and Princess Elizabeth Primary School are both located within 1km of the BTO. Plus, with Bukit View Primary School's upcoming relocation to Bukit Batok West Ave 5 by 2027, it is expected to be within the same vicinity. Pioneer Primary School, which is moving to Tengah in 2026, will likely also fall within that radius. Type 1 units (located at stacks 527, 541, 585) are more affordable but smaller in size, whereas Type 2 (located at stacks 525, 539, 543, 583, 597, 601 and 605) are slightly larger and therefore priced higher.None of the 2-room units are exactly ideal for privacy, although you may want to look at stack 605 if you don’t want to be facing another HDB. Stacks 539 and 541 are also next-best options for privacy if you pick a unit on a floor above the 7th floor.For unblocked views, stack 605 is best. Units above the 8th floor at stacks 539, 541 and 543 may also get unblocked views.If you want a quieter stack, I would opt for 583, 585, 597 or 601.Unfortunately, the 2-room stacks will receive afternoon sun at varying times throughout the year, depending on whether it's coming from the northwest or southwest.The floor plans for the 2-room units at West BrickVille:<figure class="image"><img style="aspect-ratio:1200/630;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/4bbb432f-d4c2-4f5c-bfb8-13e41c0a10c4-blob" width="1200" height="630"></figure>&nbsp;<h4>3-room</h4><figure class="image"><img style="aspect-ratio:1200/813;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/5a334928-5b61-4c7f-bdcf-dc2c7b3023c0-blob" width="1200" height="813"></figure>You might want to steer clear of stack 519 if you're looking to avoid MRT track noise, as it's situated close to the upcoming JRL tracks. Plus, it's located right next to the bustling Bukit Batok Road and faces a carpark, so it’s not the most ideal for peace and quiet. The upside though is that this is the stack to go for (alongside stack 537) if you want the shortest walking distance to the new MRT station.Units above the 8th floor at stacks 519 and 537 may be able to get you relatively unblocked views. Stack 537 is also your best option if you are looking for more privacy. It’s not a corner unit, but it’s at least away from the lift lobbies and rubbish chutes unlike the others. Pick a higher floor unit (above 7th floor) for more privacy.For a quieter stack, your best options are 599 and 563, while if you are thinking of a cooler unit away from the afternoon sun, you may be able to avoid it if you go for a lower floor unit (below the 7th floor) at stack 501.The floor plan for the 3-room units at West BrickVille:<figure class="image"><img style="aspect-ratio:1200/630;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/48102753-5f55-4aa7-bebb-55e0e3d19386-blob" width="1200" height="630"></figure>&nbsp;<h4>4-room</h4><figure class="image"><img style="aspect-ratio:1200/810;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/73c10a35-b66d-45bd-b779-b3e601014b48-blob" width="1200" height="810"></figure>The 4-room units aren’t great for privacy since there isn’t one that’s located at a corner. But if you had to choose, avoid ones that are close to the lift lobbies or rubbish chutes, or ones that are facing too close to a neighbouring stack.For relatively unblocked views, stack 561 is likely pretty decent, since a big part of its windows aren’t blocked by a neighbouring block. Other options include units higher than the 7th floor at stack 535, as well as units above the 8th floor at stack 515.For a quieter home, go for these stacks: 505, 523, 547, 565, 587, 595. It’s a corner block and it offers unblocked views. Another good option is stack 591, situated at a corner for added privacy. Just be aware that it faces a neighbouring BTO, which is quite close in proximity.Besides 531 for unblocked views, stack 509 is also a decent choice. For stacks 511 and 513, go for units above the 8th floor for better views. All three are corner units, so you’ll get some privacy there. However, they are looking directly into neighbouring blocks and as you can see from the distances we provided in the map, they aren’t a great deal of separation between.If you want a quieter stack, 507 would be ideal.
