It has been 5 whole years since I last visited the Punggol Point Crown site. In some ways, a lot has changed—I mean, an entire BTO was built after all—but there are still plenty of things that have remained the same. Unlike its somewhat problematic neighbour (*coughs* <a href="https://stomp.straitstimes.com/singapore-seen/punggol-point-cove-residents-voice-concerns-about-bto-defects-to-mp-during-walkabout">Punggol Point Cove</a>), things aren’t as well, “exciting” over at Punggol Point Crown, which is surely good news for those who recently collected their keys. No news means good news, right?&nbsp;In this BTO review for Punggol Point Crown, I’ll take you on a walk around the site, check out the gorgeous sea views that some units are enjoying, and see what common amenities are in store for the residents here. The entire walk wasn’t sheltered, and in the height of September’s unpredictable weather combination of hot sun and periodic rain showers, that was really quite something. Thankfully, some greens along the way helped with some shade.&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/e23d9093-4b72-4152-96ce-ec8bc8a8021d-blob" width="1200" height="675"></figure>The nearest LRT is Punggol Point. It's still about a 10-15-min walk from there though.&nbsp;&nbsp;But there’s light at the end of the tunnel! The upcoming extension of the North-East Line to the Punggol Coast MRT will mean the walk to the nearest MRT station will soon be just under 10 mins. Barring any delays *fingers crossed*, it is slated to open by the end of 2024.&nbsp;<figure class="image"><img style="aspect-ratio:863/635;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/9b3239c2-df0b-4280-9b48-65adb246df3b-blob" width="863" height="635"></figure>North-East Line extension.&nbsp;Plus, there will also be a new bus interchange within the soon-to-be-opened Punggol Digital District to improve accessibility here.Meanwhile, if you don’t fancy walking under the sun for 15 mins, there are feeder services (84W and 84G) that run the routes to the nearest bus stops for this BTO. The bus stops are located across from block 437B.&nbsp;<h4>Second impressions: Cute animals!</h4>&nbsp;So apparently, Punggol Point Crown used to sit at the site where the Punggol Zoo sat. For those too young to remember, the Punggol Zoo was Singapore’s first full-sized zoo and bird park. Established in 1928, it became known as the Singapore Zoo from 1930. In its heyday, it had over 200 animals and 2,000 birds in its collection, but was sadly forced to close in 1942 in anticipation of the Japanese invasion of Singapore. (Dark history: The British freed the birds and shot the animals dead to close the zoo.)&nbsp;&nbsp;<figure class="image"><img style="aspect-ratio:780/520;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/0b403493-4aaa-42ee-bbc4-d6d229aca154-blob" width="780" height="520"></figure>Founder of the Punggol Zoo with his pet tiger. From concrete murals to cut-outs on garden benches, and even in the playground themes, there are images of tapirs, tigers and different bird species such as the sunda pygmy woodpecker. I really like the allusion to this special history in this BTO.&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/34cf0a07-ee42-4b70-a103-4479decd2d16-blob" width="1200" height="675"></figure>I had a lot of fun spotting these concrete murals throughout the BTO.&nbsp;&nbsp;<figure class="image"><img style="aspect-ratio:1140/641;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/2a072dd5-a509-468b-b0d8-f7eae6c9e1a0-blob" width="1140" height="641"></figure>See those cut-outs on those garden benches! Soon to be installed.&nbsp;&nbsp;Punggol Point Crown’s facade isn’t animal-related, which is a shame, but it features natural accent colours like browns, greens and blues, with the rest of the surfaces kept grey. Benches, chairs and tables are designed to look as natural and organic as possible with curved silhouettes and stone shades. It’s somewhat basic, and the white colour used makes me pause when considering the longevity of it, but I can’t fault it too much.&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/2f28f1cf-c8ea-4caa-bc2b-6b2c5a3385af-blob" width="1200" height="675"></figure>One of the void decks. The Punggol Zoo theme continues.&nbsp;&nbsp;<h4>Amenities and navigating around the site</h4>&nbsp;The BTO is relatively easy to navigate, sheltered for most part, with all the stacks surrounding the multi-storey carpark. I guess this helps to maximise views, which, judging by its location next to the sea, are plenty.&nbsp;<figure class="image"><img style="aspect-ratio:1140/641;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/bcfec5f8-e036-4f45-8a1b-36cebd0c6d3e-blob" width="1140" height="641"></figure>Clear directions! With cute animal motifs.&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/5e68decd-b5ec-4499-a130-ce57309cb5ca-blob" width="1200" height="675"></figure>Home by the sea.&nbsp;&nbsp;There are also some stacks that are facing an existing private housing cluster just adjacent to the development, and they also enjoy relatively unblocked views. Helping along with all that, most of the blocks are also built really high, going up 24 storeys.Common amenities are primarily situated to the east of the site, where the future pedestrianised heritage trail will be. During my visit, the trail hadn’t been completed yet, and Punggol Road, which is supposed to be removed for the trail, was still in place. Once built, it will serve as a connecting way between Punggol Waterway Park and the Punggol Promenade Park Connector.&nbsp;&nbsp;<figure class="image"><img style="aspect-ratio:1200/677;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/b766b241-76a3-41c0-ac00-6a891e6e8d2a-blob" width="1200" height="677"></figure>This road will soon make way for a pedestrianised street.&nbsp;&nbsp;<figure class="image"><img style="aspect-ratio:1140/643;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/837663b1-7bee-42ef-ad8e-cee26a4fec34-blob" width="1140" height="643"></figure>The Punggol Promenade Park Connector. It sits adjacent to the cluster of F&amp;B places at The Punggol Settlement.&nbsp;&nbsp;Besides a dedicated two-storey building for the childcare centre, this BTO also has several fitness areas, a hardcourt, and a total of 5 playgrounds—really quite substantial. Most of these communal areas were still closed to the public when I visited though.&nbsp;&nbsp;<figure class="image"><img style="aspect-ratio:912/1824;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/44b1f0bc-6da1-41a5-8f0b-452f4d3d40d8-blob" width="912" height="1824"></figure>&nbsp;Between blocks 437A and 437B, there’s this lovely circle garden that is a nice area for get-togethers with neighbours on a breezy day. It’s also linked to the bus stop for the BTO. If you’ve been to the new Bird Paradise, there’s actually something similar near the entrance of it. It did have me wondering if the landscape architects are one and the same.&nbsp;&nbsp;<figure class="image"><img style="aspect-ratio:912/1824;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/135e7a03-bd86-4fe2-8705-cae91e1f898a-blob" width="912" height="1824"></figure>&nbsp;As with most BTO carparks in non-mature estates, the one here is just as spacious. It’s long rather than tall, covering nearly the full length of the entire project site. What I like about this is that it means fewer units will be affected by vehicle exhaust, and for drivers, it makes finding a spot on a lower level more likely, adding to the convenience.The carpark also acts as a bridge connecting both sides of the BTO, and there are pedestrian crossings on the first floor for safe passage. It’s clearly marked on the lift buttons so you know where to go if you want a lepak spot.&nbsp;&nbsp;<figure class="image"><img style="aspect-ratio:912/1824;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/ca33febe-7296-4b22-97c8-d5aaa9c75e65-blob" width="912" height="1824"></figure>&nbsp;For blocks that are connected to the carpark, there are also link bridges that lead to the rooftop garden above the carpark.&nbsp;<figure class="image"><img style="aspect-ratio:912/1824;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/e36c1d83-c19c-48a2-97e4-36a480e130bd-blob" width="912" height="1824"></figure>&nbsp;Most of the blocks have at least three to four lifts, and they come quite quickly despite the fact that the blocks are so tall.&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/037dfc41-bf2a-42ce-9639-aec84ff677d1-blob" width="1200" height="675"></figure>One of the lift lobbies.&nbsp;&nbsp;Common corridors are pretty straightforward—no sinuous, windy pathways where you can get lost—and most come with these slats for privacy (see image below) and extra noise buffer if the homes get too closed.&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/78a9daaf-ece3-4048-8048-28421f26d205-blob" width="1200" height="675"></figure>Slats for privacy.&nbsp;Some of the units are situated pretty close to the lift lobbies though, and there weren’t any extra structural features in place to provide more privacy.&nbsp;&nbsp;<figure class="image"><img style="aspect-ratio:1200/675;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/fe1774e6-49d4-4f38-acde-29e840d2879c-blob" width="1200" height="675"></figure>Not a lot of privacy for this unit though.&nbsp;One thing I really liked was how the rubbish chutes were placed near the lift lobbies. It’s not only great for privacy and ensuring that it’s kept away from the units, but it’s also super convenient. You can easily toss your garbage on your way out rather than having to make an extra trip.&nbsp;<figure class="image"><img style="aspect-ratio:1200/677;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/76839a56-6abd-4e74-83ef-649e95992453-blob" width="1200" height="677"></figure>Rubbish chutes were located close to the lifts rather than the units.&nbsp;&nbsp;<h4>Amenities surrounding Punggol Point Crown</h4>&nbsp;The surrounding area may be tranquil (read: ulu) now, but it’s definitely set to change once the massive business park that is Punggol Digital District is up.You’ll need to cross a road to the adjacent BTO, Punggol Point Woods, to get to the nearest supermarket from your BTO. It’s going to be be helmed by NTUC and they are targeting to open by the end of the year. Punggol Point Woods also has an eating house which will be great for your day-to-day food options, and that will be under Tam Chiak Kopitiam, a coffeeshop concept co-owned by local food blogger, Miss Tam Chiak.&nbsp;<figure class="image"><img style="aspect-ratio:1569/1012;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/79d154e8-7fd8-4382-8f1c-18f674b9f2f4-blob" width="1569" height="1012"></figure>Screengrab from Google Maps of Punggol Point Woods.&nbsp;Once Punggol Digital District is up and running though, residents will also get access to a whole host of amenities there. The amenities include the highly-anticipated Punggol Coast Mall (around a 10- to 15-min walk from the BTO) and a new hawker centre (with 40 stalls!) reportedly under Kopitiam.&nbsp;<figure class="image"><img style="aspect-ratio:1824/1231;" src="https://d213h1b7vxzzl3.cloudfront.net/editor/64f11f65-e517-4cef-97ca-386890d49d80-blob" width="1824" height="1231"></figure>Punggol Digital District. It’s a bit of a walk—20 mins to be exact—but it’s the best option in the interim while you await the Punggol Digital District.For nature-lovers, the highlight of this BTO is obviously the 2.4-km-long waterfront cycling and jogging path, Punggol Promenade Point Walk, just a few steps away from this development.
