<p>After months of anticipation, the BTO that was supposed to be launched in August was finally released at the beginning of October. In this unit analysis, we will first explore this PLH BTO, Tanglin Halt Cascadia (yes, the name is quite a mouthful!) and highlight the units to pick.</p>

<h2>What’s around the site?</h2>
<p>Despite its proximity to Commonwealth MRT station (approximately a 6-min walk away), a neighbourhood centre (Tanglin Halt), and the commercial and research hub Biopolis, Tanglin Halt Cascadia is tucked away at a relatively quiet nook in this heritage-rich neighbourhood. During our site visit, we didn’t find Commonwealth Drive to be bustling with traffic even though it was a peak period. But traffic is likely to pick up once there are more residences being built in the area.</p>

<p>The immediate surroundings are mostly residential HDB blocks for now. The site map from HDB indicates that the area to the north of the BTO will be a future high-rise industrial site (perhaps a nod to Tanglin Halt’s history as one of Singapore’s first industrial estates). Some of the stacks in the BTO will be overlooking this so do keep that in mind when choosing your stack. From the BTO, you can also catch a glimpse of some commercial buildings situated in the business park just beyond.</p>
<p>Nature enthusiasts, heads up: the Rail Corridor runs alongside a section of Tanglin Halt Cascadia, and its entrance is conveniently located right next to the site. According to the site map for this Queenstown project, there will also be an adjacent park next to this BTO.</p>
<p>We think this project strikes a good balance between convenience and privacy. Also, a big bonus if you work nearby.</p>

<p>Just a 3-min walk away, Tanglin Halt Market and Food Centre will likely be your go-to for quick dinner options. Alternatively, there’s also a food court at Blk 88 Tanglin Halt Road next to the MRT station.</p>

<p>The nearest supermarket is similarly nearby at Blk 88 if you need to stock up on groceries. There are also a few restaurants and eateries within Biopolis itself, although that will take you about 12 mins to reach by foot.</p>

<p>The Star Vista, which is the nearest major mall, is just one MRT station away from here at Buona Vista. You probably can consider walking there if the weather isn’t blistering hot, as it should only take you about 20 mins by foot.</p>
<p>Tanglin Halt Cascadia’s PLH (prime location housing) for a reason—driving into town and reaching the CBD takes you less than 20 mins. For those who prefer using public transport, the Commonwealth MRT on the East-West Line is just one stop from the Buona Vista interchange, which lets you connect to the Circle Line. Plus, it’s only four stops away from Outram Park interchange, where you can conveniently switch to the Thomson-East-Coast and the North-East Lines.</p>
<p>Looking at the site map, it seems New Town Primary School’s the only primary school within a 1km distance. Do note that this may include Fairfield Methodist Primary School for certain stacks.</p>
<h2>Unit Analysis for Tanglin Halt Cascadia</h2>
<h3>If you’re picking a <span style="background-color: #bbffc6;">3-room</span> unit, here are the best options:</h3>

	<li>Decent views: You're likely to enjoy decent views on a lower floor at stacks <strong>517</strong> and <strong>519</strong> since they face the upcoming park.</li>

	<li>Decent views: Stacks <strong>521</strong>, <strong>523</strong>, <strong>555</strong> and <strong>557</strong> that face the Rail Corridor and lower floor units at stacks <strong>529</strong> and <strong>531</strong> that face the upcoming park.</li>
</ul>
<h3>Other considerations:</h3>
<ol>
	<li>Want to pick a unit on a really high floor? Blocks 74A and 75A go up to a whopping 47 storeys. These two blocks also have a higher number of lifts, which may mean there are specific lifts servicing certain storeys so you won't have to wait too long for them.</li>
	<li>While the units with great views overlooking the Rail Corridor and future park come with a certain attraction, there is a trade-off to consider. Due to their proximity to these areas, where there tends to be higher human activity, it would mean, potentially, that you will be facing higher noise levels.</li>
	<li>Those who choose to live in stacks facing the future park and residential site should anticipate some construction work in the future, even after settling in. These stacks are: 501, 503, 513, 515, 517, 519, 529 and 531.</li>
	<li>We don’t recommend stacks 533 and 535 since they face the bin centre directly.</li>
